京都町屋再生 鐘凛庵(京都事務所)

2021年8月1日、京都府京都市下京区辰巳町749-2にランドマークプランニング株式会社 京都オフィスを開設いたしました。
京都のまちの歴史・文化の象徴となる京町家。その当時の雰囲気を残しつつ保存・再生を目指し改修工事を行ってまいります。
狭小町家の再生工事。築90年の長屋づくりの木造住宅、問題点は
・傾いた床の手直し
・使用が不安かつ危険な設備配管の再考
・土壁の再生
・開口部の納め方

再生工事の様子を、時系列でご紹介いたします。

Our Kyoto office opened on August 1, 2021. Kyomachiya symbolize the history and culture of Kyoto. We have undertaken renovation work aimed at preserving and revitalizing these structures while maintaining their original atmosphere. The restoration of this small machiya house, a 90-year-old wooden nagaya-style dwelling, presented numerous challenges including rectifying slanted floors, reconsidering unsafe and hazardous utility piping, restoring earthen walls, and addressing issues with openings and fittings. We will introduce the restoration process in chronological order.

We prepared for the first floor framing, electrical wiring, and utility installations.

We prepared the base for earthen walls, installed the framework for utilities, and completed the painting work.

We applied the base coat for earthen walls, installed utilities, completed electrical work, and carried out painting.

Phase one of construction is almost complete. We've finished everything from demolition to furnishing, creating a livable space. Despite challenges like leak-proofing, we've made it. Thanks to all involved in the project.

2021.11.24

We're nearing completion of the first construction phase. After laying tatami in two rooms, we painted the lattice and waiting room ceiling, and hung noren curtains. Now we're just waiting to install the custom-made fixtures.

We installed the fixtures and removed remaining materials while conducting final checks.
After scraping the bathroom walls and waterproofing them, and organizing the wet areas, we could envision tea ceremonies being held here and the space being used as an office.

Thanks to the kindness of Urasenke's Kōrinkai, our long-awaited tea room opening was held. The 4.5-tatami tea room was adorned with items symbolizing this auspicious day. We sipped thin tea prepared by a tea master and reflected on the six months since construction began. From the following month, monthly tea gatherings were held.

During the gathering, we discussed the construction and design innovations for this nearly 100-year-old, deteriorated building. Guests repeatedly praised us, saying that preserving a structure that serves as the face of our town is a commendable act.

After the renovation was completed, we invited guests and Round Table staff to participate in the tea room opening.
During summer vacation, the space was used for guest and staff accommodations, and as a venue for company welfare activities. Furthermore, we've invited clients considering townhouse-style architecture, and used it as a place for interaction with Kyoto-based gardeners and temple priests.
